Gábor Futó is a mathematician turned investor and real estate entrepreneur. He co-founded Futureal Zrt. over two decades ago with his father. Since 2003, he has led the real estate group, founding several ventures as part of Futureal Group including:

  • Futureal Development, a leading office and commercial real estate developer in Central Europe
  • Cordia International Zrt, a major residential developer active in 7 countries
  • Cordia USA, a single-family residential investor
  • HelloParks, a market-leading warehouse and industrial developer in Hungary
  • Futureal Investment Partners, an opportunistic real estate investor
  • Finext Capital, a family office investing globally in venture capital, private equity, and private debt

Under his leadership, the real estate group has grown over 200 times in equity value, with a 30% post-tax IRR, completing 200+ projects spanning 4 million sqm of new developments and employing over 600 people. The group has never defaulted on its obligations, even during the global financial crisis.

Gábor has led significant expansions abroad, with the group currently investing in Hungary, Poland, the UK, Spain, the USA, Romania, and Germany. He also raised over €700 million in long-term bonds, locking in low financing costs during the COVID era.

Key Achievements:

  • Forward sale of Corvin Plaza to Klepierre in 2006, generating a 30x return on Futureal’s total capital invested and creating the financial foundation for Futureal’s rise and the creation of a family office
  • Numerous successful exits, including the sale of Gold Plaza large-scale office portfolios, including Corvin Offices, Vision Tower and Advance Tower and equity investments in shopping centers like Nova Park and Park Lake Plaza
  • Acquisition and delisting of Polnord S.A. from the Warsaw Stock Exchange, and setting up Argo Properties N.V., which later executed a successful IPO

Notable Developments in Hungary:

  • Corvin Promenade (Budapest) – a revitalized slum, now Europe’s best mixed-use project with 500,000 m² of residential, office, and retail space
  • South Buda City Center (Budapest) – redevelopment of the city’s largest multi-modal transport hub, including Etele Plaza and the Budapest One office complex
  • Marina City – a 1.3 km Danube waterfront development in Budapest

Through HelloParks, the group secured 2 million sqm of sites in 4 years and is developing 1 million m² of industrial space across 4 megaparks. Futureal Group is now Hungary’s leading office, retail, logistics and residential developer, having built headquarters for global companies like IBM, Vodafone, BT, KPMG, and Teva, and several shopping centers (Corvin Plaza, Corvin Promenade, Etele Plaza, Gold Plaza, Nova Park, Sziget Center).

International Projects:

  • Wilanow 2.0 – a 2000-home extension of the Wilanow district in Warsaw
  • Regeneration projects in Gdansk, Poznan, and Birmingham, UK
  • Two large-scale projects in Costa del Sol, Spain

Gábor has also been an active financial investor since the Global Financial Crisis (GFC), pursuing activist strategies and investing in distressed bonds and equities, generating 10x returns. He founded Finext Capital, advising his family office on private equity, venture capital, litigation funding, and private debt.

Gábor is a former gold medalist at the International Mathematical Olympiad. He earned his MSc in Mathematics from Eötvös Loránd University (1999), an MBA from a local program of the London Business School, and was a visiting fellow at Harvard University in the Economics PhD and Harvard Business School MBA programs from 1998 to 2001.

He is married and the father of three boys.
